Now launching Phase III

In 1994, Bombardier Real Estate Services launched the Bois-Franc housing project in Saint-Laurent: the residential development of a vast territory of more than 20 million square feet, over the land of the former Cartierville Airport. Bois-Franc aimed at a distinctive, daring approach — a variety of housing products ranging from townhouses, semi-detached and single-family homes to condominiums — grouped around squares and piazzettas that stood out from the competition for their avant-garde added values: 1- or 2-car garages for each house, located under the houses and accessible from the side, for a more esthetic, unobstructed look to the front of the buildings; clay brick construction on all sides; underground electrical wiring and cables; various buildings offering different models, yet within a spirit of complementarity and diversity, responding to clients’ ever-changing tastes, needs and tendencies!

In 2007, after two distinctive phases, Bois-Franc boasts over 2,650 homes, mostly built by Groupe Maltais, Groupe Montclair and Groupe Sotramont. Over 8,000 residents of all age groups live in the housing project, with daycare centres, and benefit from a vast, well-developed territory, where 17% of the space has been kept GREEN and BLUE: lakes, parks, pathways, a bridge, a gazebo, a waterfall, park benches... while here and there, fountains, outstanding landscaping and floral arrangements as well as many trees, which have now reached a substantial size.

A wide, east-west strip of greenery between Marcel-Laurin and Cavendish will separate the third phase from the two previous ones. Over 31% of its area has been reserved for GREEN and BLUE spaces: there will be 3 lakes, which the birds and ducks have “adopted” for more than 5 years now. Montclair and Sotramont are the two groups of builders, offering townhouses, semi-detached homes and condominiums. They have already built and delivered over 1,600 homes in the Bois-Franc development and the two Company owners are very active in their respective builders’ association: Greg Galardo of Groupe Montclair is President of the La Garantie des immeubles résidentiels of the APCHQ (Association provinciale des constructeurs d’habitations du Québec), and Marc-André Roy of Groupe Sotramont is President of the ACQ, in the metropolitan region (Association des constructeurs du Québec).

Villas des Équinoxes, the new 4 semi-detached homes of Groupe Sotramont

Already, some fifteen semi-detached homes in Place des Outardes have been sold by Groupe Montclair, which is also offering two semi-detached models, while Groupe Sotramont is offering its Villas des Équinoxes — a group of 4 semi-detached homes, each spread out over 4 stories. Residents may now opt for natural gas in Phase III.

It is expected that Phase III of Bois-Franc will add some 1,250 homes to the 2,650 present ones, striking a chord in Bois-Franc’s slogan from its very beginnings: A NEW QUALITY OF LIVING ENVIRONMENT!





A Second Term of Office

Greg Galardo, President of Groupe Montclair, one of the builders in the Bois-Franc development, has been reappointed, for a second term of office, as President of the La Garantie des immeubles résidentiels of the Association provinciale des constructeurs d’habitations du Québec. Mr. Galardo is a member of both the Board of Directors and the Executive Committee of this association.

Owners’ Association

Last September, A.N. (Fred) Corriveau, President of Bombardier Real Estate Services, sent all residents a letter to invite them to join the Bois-Franc Owners’ Association. This voluntary group will one day be able to take charge of following up on Bois-Franc’s architectural servitude, to guarantee all buyers that the living environment that has made Bois-Franc a unique, distinctive housing development will be preserved.
