The start of Phase III

Golfing regulars at Le Challenger are quickly noticing the changes made this spring: the snack bar — Casse-Croûte 9½ — has changed locations, the green for approach shots is no longer there and the driving range no longer has vast green views as far as the eye can see. You guessed it! Construction work will be starting soon.

Many plans had to be revised, infrastructures redesigned and efforts made to arrange for everything. Here is the map of the Initial Phase that indicates the location of the real estate developments of builders Montclair and Sotramont. As for Maltais, this builder is continuing its development along Cavendish Boulevard.

A new product

Groupe Maltais is now starting to build Phase I of LES LOFTS CAVENDISH — a building with 12 housing units. Phases II and III will follow, one with 18 units and the other with 12.

Each Loft has 10-foot ceilings and huge, 8-foot windows in an open concept, with the option of having one or two closed rooms. Each unit has its own private, indoor parking space.

The Groupe Maltais sales office is located at 2417 rue des Nations, where David Sansfaçon answers all questions and would be pleased to welcome you, on appointment, by phoning him at 514.335.3369, ext. 221.

The pioneer of Phase III

After having built and delivered some 700 housing units in Phases I and II of Bois-Franc for the past 14 years, Montclair is offering new buyers two redesigned and improved dwellings.

These 4th generation townhouses have been designed following past experiences and buyers’ reactions, which have guided the new offerings of 1750-2800 sq. ft. (if the 3rd floor is used), according to preferences and budgets; 2 or 3 bedrooms, and a private, indoor garage for 2 cars.

These prestige homes offer outstanding space, between 2500 and 3500 sq. ft. The roofs have been redesigned to provide even more living space on the top floor. The living room window alone sets the tone for a vast, bright, comfortable setting.

Montclair has a number of open houses and by phoning Michel Ouellet at 514.339.5362, it’s easy to obtain additional information, to receive literature or make an appointment.

Villas des Équinoxes of Phase III

This is the new name of the 4-unit housing built by Groupe Sotramont. The middle units are each 2500 sq. ft. in area and the end units have 2900.

Each villa has a large backyard patio and a private, indoor garage for 2 cars. The classic, architectural style can be found in each detail and reflects the best compromise between functional and esthetic.

The outdoor appearance of your home

Summer gives you the urge to spruce up your place! Remember that whatever you do must be in keeping with the Bois-Franc builders’ outline. The shapes and colours of the outside of your home must remain the same as they were when your house was first built.

If you have any development ideas that are out of the ordinary, contact Bombardier Real Estate Services. The staff will provide you with support as you reflect on such thoughts and will grant you a derogation from Bois-Franc’s architectural servitude, once you have agreed upon the final plans.

You will have to provide a sketch of the new design desired as well as a description of the materials you plan on using. Send all this, along with your name, address and telephone number, to Steeve Morin, either by fax, to 514.335.7007, or by mail, to 2505 rue des Nations, Suite 200, Saint-Laurent, Québec H4R 3C8 or better still, phone 514.335.9511 to make an appointment.

The Grand-Fête on June 2

Nearly 500 people celebrated the start of summer: inflatable play structures, competitions, face painting, street entertainers and juggling at Bois-Franc residents’ Grand-Fête, in keeping with the annual tradition.
